1. Acceptance of Terms

By accessing or using 120 Bigha (the "Platform"), you agree to comply with and be bound by these Terms and Conditions. If you do not agree to these terms, please do not use our services.

2. User Listings & Representation

Property sellers, landowners, agents, and builders represent and warrant that:

• All property information, square footage, Bigha area measurements, prices, and photos posted are genuine and accurate.
• The poster holds lawful ownership or explicit written authorization to advertise the property for sale or rent.
• No misleading or fraudulent pricing labels are uploaded to deceive prospective buyers.

3. Zero Brokerage & Deal Desk Model

120 Bigha offers free direct listing services for owners. Where buyers request Deal Desk mediation and facilitation, certified managers coordinate physical verification and documentation support as per agreed terms.

4. Moderation & Listing Removal

120 Bigha reserves the right to review, edit, unpublish, or permanently delete any property listing or buyer requirement that violates local real estate regulations, contains spam, or generates credible user complaints.

5. Limitation of Liability

While 120 Bigha strives to verify listings, buyers and sellers are advised to conduct independent title deed verification, legal diligence, and site inspections before executing financial transactions.
